Manufactured -vs- Modular

Manufactured Homes are homes built entirely in the factory, transported to the site, and installed under a federal building code administered by the U.S. Department of Housing and Urban Development (HUD). The Federal Manufactured Home Construction and Safety Standards Act (commonly known as the HUD Code) went into effect June 15, 1976. Prior to this date, this type of home was known as a mobile home. These federal standards regulate manufactured housing design and construction, strength and durability, transportability, fire resistance, energy efficiency and quality. The HUD Code also sets performance standards for the heating, plumbing, air conditioning, thermal and electrical systems. It is the only federally-regulated national building code. Our builders use building materials and techniques that, in many cases, far exceed the minimum HUD Code.

Modular Home construction is more exacting than that found in "site-built" homes and it incorporates the efficiencies and quality control developed for "off-site" home construction.

You also have the added confidence of knowing that your modular home was built in a quality-controlled environment under the watchful eyes of people with over 30 years of home-building experience. An added benefit is the fact that the brand-name materials used in the construction of your home are never exposed to rain or damaging weather during the building process.

Modular homes are perfect for city or country living because they can be constructed so quickly. Remote rural homesites pose no problems for modular home construction as they might for a site-built home. With modular construction, crews of carpenters, electricians, plumbers and painters that move from job to job are not needed, and therefore do not delay your move-in date.

In the city, Country Land and Homes' modular homes can be built just about anywhere because the only difference between a Country Land and Homes' modular home and a site-built home is where it is constructed - not how.

  • Our modular homes are constructed to the same code as site-built housing.
  • A municipality does not differentiate between modular homes and site-built homes.
  • Country Land and Homes' modular homes are erected on a permanent engineered foundation system.
  • All components are assembled with exacting patterns (jigs). Precision fit is assured. All corners are square - all walls plumb and level.
  • In addition to nails, our modulars incorporate bolts, straps and special adhesives in construction. These add additional strength not found in site-built homes.

Whether you're looking for cottage comfort or wide-open spaces for a large family, a Country Land and Homes' modular home can be built for you. Load bearing and exterior walls are typically 2"x4" or optional 2"x6" studs on 16" centers, available residential 6/12 roof systems and some models even include sunset-friendly porches. Our modular homes are erected on a permanent foundation just like a site-built home. The homesite is prepared, an engineered foundation is built and the home is erected on the foundation. Some models can be built with optional wind load specifications up to 140 mph.
